Limerick City house prices up 1.6 per cent in three months

THE price of the average second-hand three-bed semi in Limerick City has increased to €325,000, up 1.6 per cent from €320,000, in the last three months.

That’s according to a new national survey by Real Estate Alliance (REA), which showed that average prices in the county rose by 1.9 per cent the last quarter to €265,000.

The Q1 REA Average House Price Index also shows that across the county, the average time taken to sell is currently three weeks in Limerick City and four in the county.

“The trend for 2025 looks to be the same as the last quarter in 2024 – one of low supply and high demand,” said Pat Dooley, Limerick-based auctioneer with REA Dooley.

The survey shows that 75 per cent of purchasers in the city and 80 per cent of those across the county were first-time buyers, with a total of 60 per cent of sales in the city and 45 per cent across the county this quarter were attributed to landlords leaving the market.

Additionally, agents across the county reported that the BER ratings of properties saw A-rated properties command 15 per cent price increases in comparison to comparable C-rated properties.

The REA Average House Price Index concentrates on the sale price of Ireland’s typical stock home, the three-bed semi, giving an accurate picture of the second-hand property market in towns and cities countrywide.

The actual selling price of a three-bed, semi-detached house across the country rose by 2.5 per cent in the past three months to €338,847, and 10 per cent overall annually.
