A LARGE-scale residential development on the edge of Limerick City has been given the green light by An Bord Pleanála after objections were previously flagged by locals.
Tribeca Asset Management Limited had been given planning permission by Limerick City and County Council to construct 167 apartments on the site of Ardhú House and the former Limerick Ryan Hotel on the Ennis Road, which had been appealed to An Bord Pleanála (ABP).
Now, the planning appeals board has upheld the Council’s granting of permission, with some revised planning conditions.
As part of the plans, 167 apartments would be built across five new blocks, ranging from three to five-storeys in height.
The largest proportion will see 83 two-bedroom apartments built, with a further 82 one-bedroom apartments and two three-bedroomed units, as well as a pub in Ardhú House.
Conditions imposed by APB include that the trading hours of the public house be agreed upon in writing with the Council, with no amplified music outside and that outdoor seating for the pub be for the use of customers only.
Another of the conditions include that a car sharing club or scheme be added to the development with at least three car parking spaces allocated to this to reduce the need for cars in the area and to ensure that efficient use is made of parking facilities for the development.
The developers are also required to install swift bricks and bat boxes on the site to enhance the ecological value of the development.
