Large-scale apartment complex in Raheen gets planning green light

A LARGE apartment development in one of Limerick’s most popular suburbs has been granted by council planners.

Can2 Developments had applied to Limerick City and County Council for permission on the site of the South Court Hotel, which would see part of the existing hotel demolished.

In its place would be 104 apartments in a seven-storey block, a childcare facility, two retail units, and a link between the new building and the rest of the South Court Hotel.

As part of the plans, 51 one-bedroom apartments will be built, with 49 two-bedroom apartments, and four three-bedroom units.

The development would also feature a gym, a library, and a dedicated open space for residents of the apartments.

Upgrades to the existing hotel include a new hotel reception and seating area, commercial kitchen, staff welfare facilities, and an extension to the existing ‘Cream Room’ Bar, as well as 149 parking spaces, with 79 of these being for apartment residents and the other 70 for hotel guests.

Bike parking for 170 residential and customer bicycles with additional secured staff bicycle parking facilities are also included in the plans.

Council planners granted the planning permission subject to 32 conditions.

Among the conditions imposed by planners is that “prior to the commencement of any development on the site, the developer shall submit a revised design and layout removing the fourth floor from the building”.

The reason for this, the planning files state, is “to protect the visual amenities of the area in the interest of proper planning and sustainable development”.

Restrictions around the hours that work can take place on the site, that a management company be appointed to oversee the finished development, and that a waste management plan be submitted to the council before development starts were also imposed.
