IT IS exciting to be report on a new development of residential housing again in Limerick. The project is Evanwood, a place that made a major splash when phase 1 began on Golf Links Road, Castletroy several years back.
2015 is time for phase 2 under Liam Neville Developments Ltd, released only through M&C Property’s Diarmuid Madigan, 061-432777. There are 38 new units under construction by the successful Wexford based developer, each of them semi-detached and designed to sky high standards.
Diarmuid makes the point that the showhouses for Evanwood’s three and four bedroom options opened in early May and private viewings are welcome also. M&C Property itself is based at 51 O’Connell Street.
“Sale is agreed on 18 properties in the past month and we are happy with progress to date,” he says modestly. “There are four house types in all, a three bedroom (110sq m) or three bed with kitchen extension (111sq m) or four bed (123sq m) or four bed with kitchen extension (133sq m). In the basic plan, the kitchen runs the width of the house to the rear. In the extended option, you gain a second reception room in that space and the kitchen and utility are built on”.
Liam Neville’s finish commands a valued Building Energy Rating of ‘A’ thanks to a combi boiler that heats water only as it is used. The other BER feature of note are PV, photovoltaic panels attached to the roof that have the function of generation electricity and not heating a tank of water. Slim bills will thrill.
Such ‘A’ status promises a lifetime of fuel efficiency, these superwarm homes retaining heat and buffering cold.
Prices begin at €199,500 and rise to €243,500 for the 133sq m house.
